The main reasons are:1)Most people, my self included, underestimate just how difficult it is for a small to find a good team on the ground in the location you want to invest.

, inspection contingencies (not recommended-but if you are very confident with your rehab team you could offer to waive the inspections and buy as is)Figure out what the seller needs and try your best to solve that problem better than the competition!

My wholesale team and I have been on a role in the OC and LA area, all of our investors are fed at the moment and there are still deals coming in.
