Located in a district where they zone to reserve 10% of each block to be multi-family, with the surrounding 90% to be SFH.

Preferably boatable with a good school district, otherwise just look to a top tier 1st tier suburb with awesome schools.

Wife is a teacher making $8K/mo (verified paystubs) in a good school district and the husband has his own business and makes $5k per month (more than 3x the rent).

Narrowing down your target areas to those with good school districts is a great strategy.

Properties seem not in good school district.

If I take the HUD-1 to the county appraisal district they will be forced to lower the assessed value to the sale price - at least for the first year.
