The LLC is there for some liability protection.

Learning how to get a variance for one of the lots was a learning experience but we were able to adapt and get it done.

Appreciation vs cash flow is an easy choice (for me)...I know some would say otherwise but based on my own experiences (some even accidental) I know what works for me.Now the ultimate goal is do have BOTH going for you....if possible....and sometimes it is.

Each of those will want you to have skin in the game with experience and/or money.

I speak only from my experience, but I used a kitchen company that I knew one of the owners for my first two flips.

I just had tenants renew their lease with a 2% increase, and they were thrilled.These little $25-$50 annual bumps in rent are rarely a point of contention from my experience, but I'm only invested in one particular region (greater Boston).  

Be as detailed and specific as possible when mentioning your future plans, current operation/experience level, ongoing projects, etc.

Does anyone have experience (pros and cons) with Rocket Dollar?

Generally not worth the headache in my experience.
