If so, have you thought of refinancing it into a conventional mortgage, take away the PMI, and reduce your payments?

I too have been asked to do a Pod cast on BP  and many members have requested it.. the owners of the site require skype and I don't know that one.. and a eye ball thing.. and some other computer junk.I was going to fly up to Brandons home and do it in his studio.. but he had a baby this spring so I thought I would do it later in the fall or next spring ..

I was uncomfortable but I thought that maybe this was the way commercial deals worked.The GP predicted selling the property for $3.1 and then signed a deal in January for 2.78, which seemed low given the hot nature of the market and the improvements done to the property but I didn't really have any recourse.

I actually thought about flipping the house today. 

Any thoughts in the So Cal Market around vinyl fencing vs. block fencing?

It's funny how we somewhat blindly stumble into things that turn out to be good moves, but it's great that you're now putting some more thought and purpose behind it.
