Don't get discouraged (every agent has some slow times, makes mistakes, gets exhausted); keep doing the basics.  

I do think there's potential (since the Madison chain can bring big dollars), but I think it should be torn down and re built slightly higher to eliminate flooding concerns (2018 was a bad year for houses flooding in that area).

Mistakes happen.

The series LLC will allow you to create unlimited child series underneath the parent entity so they will scale with you as you grow your business and eliminate the need for multiple traditional LLCs which would require multiple filings, fees, etc so would be costly and time consuming.

Won’t prevent you from making mistakes, but knowledge is definitely the first thing you should seek.

It was definitely a good trip to come up and get the lay of the land, but there's still a lot of homework required and as I've been working through it some properties have been eliminated due to minimum 30 day rental ordinances.

I believe a more incremental approach is best - start small, mistakes may be made - but as long as they are not mortal wounds, one gains experience and knowledge.Maybe find a partner to help share the risk.Or perhaps just make part of the deposit non-refundable.Stand firm and be prepared to walk away from the deal if terms your are comfortable can’t be worked out.
