Even if you plan to self manage.  

Your non renew notice will need to be given before the 1st of the month to be effective for the end of June. 

Many investors purchase in their name for the financing ease and then shield everything under an umbrella, which can be a very cost effective way to create asset protection.

Even if you're self-managing the building, you should still run your analysis under the assumption that someone else will be managing it for you. 

Building a team of trusted advisors: realtor, lender, attorney etc... is a very important first step and the best way to familiarize your self with any market you're considering.  

They will need to do it by rolling into a self-directed IRA to avoid any tax consequences of pulling from their 401k.

I could keep on going awhile about myself but this is about you.The first thing I want to tell you that having any experience does not effect what you want to do.
