Would like to pay for an onsite walk through and some education on how repairs/replacements work for the area.

I submitted the check after their office hours and she made me sign a  holding deposit form which says I will be responsible to pay prorated rent for the time period they hold the apartment for me (max of 2 weeks, March 26th).My application was approved the next day but there were conflicts regarding some of the advertised amenties ( microwave and clubhouse) which they decided to dishonor saying the condition is as it was shown.

I'd say there's great opportunities in every market however if you're not educated on how to play at this point in the cycle you should sit on your dry powder for a while.There's a lot of dumb money in the market that will get transferred in the next correction. :)

I would advise them to educate themselves on business, real estate, and do some soul searching through self-improvement material.

Are you providing value to the sellers by educating them on the market?

If nothing was agreed to in writing for repairs then you're only in your due diligence period and can cancel if you cant get the loan or don't like the outcome and havent removed your contingencies.
