I’ve already adapted and will be easily screening out the problem renters while others will still be looking for an eviction history that won’t show up. 

Barely breaking even" can quickly and easily turn into "losing a little bit" of money every month (overestimating rents, underestimating maintenance and cap ex, higher-than-expected vacancies, just to name a few examples). 

I have just US citizenship but could easily obtain dual citizenship as well.

So I could have just as easily been in NJ.

You can get cheap bank financing easily for a project like this.

If we did purchase properties there, could we expect to find renters relatively easily?

Some would suggest TenantCloud, Tellius or other apps which allow you to process rent collection; but, there is an option out there which allows you to collect rent much quicker than those others but still provides other rental management tools you might find valuable (again, not to knock Cozy or these other tools like Zillow rental manager), but you can easily go with an option that will help you keep track of who paid what and on which date with a tool that is reliable and fast.

It does a good job on the accounting and downloads from my bank easily but there is no property management functionality.
