First, I would like to share some little background on our "real estate experience" about 5 years ago my wife was gifted a fairly large/valuable home by her parents. 3 years ago we started renting a room on Airbnb and it went fairly well so we began adding more and more rooms until we either had 6 individual rooms rented or rented the whole house as a vacation rental.

Creative financing deal: The seller allowed a gift of equity of 20% $45,000, but we had to pivot and add a private note for 10% $22,5000 at 0% for 5 years due to a delay in closing (credit union delays in underwriting) and the owner had a capital gains realization as 5 years had passed since they left the home and no longer qualified for homeowner status.
