Because those 1 liners like FS: NJ 3 bedrooms, 1 bathroom, 1 carport. for 75% or the assessed value.. is just too plain... some or most of the buyers are looking for the "IT" factor why they should buy the property.. or why it is the right one for them.

It is listed as a 2 bedroom in all the docs erroneously, I have seen it..it is a legal 3 as far as I can tell.

Either way you need to make sure that you have your buyer double check with his lender to make sure that they will do assignments.

I want to start wholesaling but I have a couple of questions.When I'm performing a double closing are there any issues with the title of the property when the end buyer's lender see that the property changed hands the same day?

For others, maybe their min. is 15% or whatever.I never implied that anyone should "tweak" a deal to make a bad deal look good.

I originally made an offer on a two-bedroom, big lot (no garage) house assessed at $29k and got it for $12k.... not the best side of town and it needed $12k-$15k in repairs so you would be looking at $27k total into it.

Technically it's a 2/1 but the second bedroom is a little on the small side, didn't have a tape but max 8x10.
