You can do it for your own property, but not for properties you don't own unless you are a full broker.You would have to be a licensed agent under direct supervision of a full broker running the property management company.There's an enormous liability doing property management because of the fair housing fines.

If the deal is fair on both sides, it will be less complicated to buy directly from the seller.

The 2nd deal is a mixed use single family and condominium complex to be built on the water with direct access to the Bay to the North and Ocean to the South, again on land that will be paid for as we sell.

Perhaps update some appliances - lighting - etc. those things that are quick and easy and make things "pop"!

I've been looking at roofstock.com, but open to other directions.
