Properties that are unusual, or ones in a sparsely populated area, or one in an area that is seeing a lot of fluctuation (maybe homeowners and investors buying at different price points).If you are having difficulty coming up with an ARV, go as low as you need to to feel comfortable that is would sell or be appraised at that value.

Agents aren't typically going to spend a cent more than needed to sell a property (sometimes a few cents less, honestly), so the difficulty tends to be in finding agents who care so much about their brand or their own product to invest the few hundred more per listing into a matterport.Those agents are out there, but the risk is that at some point it becomes very cost-efficient to do them yourselves (by having a newer agent or an assistant do them), so you may want to target new agents or small-medium solo agents
