To play it on the safe side, find another one and get it under contract and then sell the one you live in now.

If you like passive maybe someone with a lot of experience you feel safe with.  

But to be safe, I'd check with a lawyer. 

Day to day rehab decisions based on weather the market will pay enough for that upgrade for it to add value above cost VS what  home inspector may say "well that's fine, safe, & legal to leave that, but it would be better to upgrade it to something more modern."

We can't feel safe, peaceful or even comfortable on our own property that we actually own, their landlord is struggling with them and don't know what to do..Today I finally met the owner, who came to remind his tenants that their lease has expired.

For big structural changes, things like moving walls and redoing the floor plan, you'll need an architect to draw up plans to make sure that everything is safe and up to code.  

Hoping for a safe learning experience haha. 

Renters are looking for a decent area, but maybe not a really good area - they need something they can afford, something safe, something reasonable.
