By your description it sounds like you would be responsible for paying the agent 3%.

Basically, always have a plan.If you're curious about the history of the property, check out the Miami-Dade Property Appraiser Site (I'm assuming that's where the property is), search for the address, look at the full legal description (format appearing to be PB 123-45), then transfer that to the Miami-Dade County Recorder's Site under the Recording Book/Page tab (the PB part = page/book).

We didn't include the Bette Davis part in the MLS description, but we did use it on the brochures and open house.
