The property has roof damage and a few cosmetics issues.

The seller is even more damaged because the buyers who were around have no gone on to buy something else.Just no benefit there really.

I suppose if they did cause damage, there is not much I could do about it until they left.

Being someone who had worked for an Electric Company for 8 years and hearing this complaint a lot, a high light bill would be due to the following reasons:Anything that generates heat or cold air (heating elements, cooling elements) creates a high utility bill. 

However, I track damages that are beyond that to see how much of the security deposit to refund.  

In many ways it's so much easier than the brain damage of banks and mortgage companies.

Or properties that needed all new roofs, or all new windows, or structural damage. 

We can load the trailer(s) using a forklift, try doing that to a pickup without causing any damage.

Once the contract is ratified you will not get your earnest money back on an investor bid with the couple of exceptions being damage or vandalism after the contract is ratified
