I live in an area that is too expensive for me to invest (San Francisco), so I'm looking for areas across the country where I can buy some apartments/multi-family homes for rental income.My question to the group is, how do you develop market expertise to decide in what part of the country to invest?

What is the situation with Hard Money Lenders and out-of-country investors (particularly Canadians)?

Personally, If you don't have experience with real estate, in general, I don't think you should try to do deals in another country.  

Countries are desperate to spur growth because without it they face a bad, bad deflationary future due to the large debt positions they carry.

There are still parts of the country where multifamily makes sense.

Simply said, East Berlin which war controlled by wealthier countries received better care.Besides, the western and southern parts of Berlin had been inhabited by the wealthier segments of population.
