Developing Market Expertise

Hi Everyone,

I am new to real estate investing, but have the money to buy a few properties and I want to take the leap. I live in an area that is too expensive for me to invest (San Francisco), so I'm looking for areas across the country where I can buy some apartments/multi-family homes for rental income.

My question to the group is, how do you develop market expertise to decide in what part of the country to invest? Do you use a partner with domain expertise to help you? If so, how did you find this person or this information?
