Four, Buying a house wit ha a large lot of land, renting out the house while building another house or two.As you can see I am all over the place and I hate that, I know that I do not know what I am doing because I don't have one solidified idea/plan of action.

From an economy of scale perspective, it's much more efficient for me to go over this stuff with a room full of accountants (I notice your title :) since typical consumers have no idea what's on their tax returns, or any of that, but the pushback you get if you're me is a) the general low-level animosity between mortgage and tax professionals and b) the notion that I'm trying to "tell them how to do their jobs," which they are not interested in.Far from it on b), I'm not qualified to tell you that at all.

I'm a Realtor/Investor and I actually think this is really good for the market and consumers/investors.

For example, in Missouri my LLC must hire a lawyer when we evict someone, because that is a court action, and the LLC is it's own separate legal entity.  

However, the Downtown areas are where a lot of the action is happening.

This a small West Texas community (Everybody know everyone) and there's simply not a hundreds vacant properties.We don't send out many mailers anymore in our market but when we did, handwritten letters did get the best response.More generic mailers are fine as long as you have some sort of 'call to action' i.e. asking them to check your website, landing page,  etc.

This could come into play if a tenant challenges your eviction or other court action and taint your claims by saying your lease was mis-understood and is not "Plain Language" and doesn't comply with State Law.

Hi -Has anyone ever put language to the effect of "if tenant threatens legal action against landlord or causes landlord to have to seek an attorney's advice, this agreement can be terminated as LL's discretion."
