If they aren't selling for $100k more when they have an ADU, then they aren't worth $100k more when they have an ADU.As, and when, consumers realize the value of ADUs for their rental potential, markets and appraisals will reflect that.

It is time consuming but I feel like if they don’t have equity you most likely won’t be able to buy a cash flowing property even with negotiating a short sale, at least in my area where average home values are over $200,000.

You show your newly renovated suite to someone, and in the portfolio you show the documents with the permits you have had approved, a prospective tenant will feel better knowing the work was done correctly and to code, and that you're not trying to get things done cheap or cut corners which may risk their health or safety.Yes it may be a bit more time consuming to pull permits.

If they don't make it easy it can be extremely frustrating and time consuming....You don't have to take all classes on campus, bonus points if you find schools that offer night/online classes.
