Granted the RR has been fairly consistent between 5-10% and even up to 15%, some neighborhoods have been more adamant to meet and negotiate deals (which I believe stems from the demographic, average age of the residential area, and simply the culture of the neighborhood) My skill sets and insight into print marketing has been key in building an emotional response, and thus providing qualified leads.

Some purchase and sales agreements (Lease Purchase) may have specific performance requirements that allows litigation is the buyer doesn't buy, but I don't really recommend adding insult to injury if a buyer doesn't close in a lease purchase by them forfeiting their earnest money AND staring down the barrel of a lawsuit for not buying.

Buy&Hold, renting is where I am consistently looking, with the occasional flip. 

But a 620 score means you regularly miss payments, have consistent high DTI and high utilization.

They don't have to deal with the aftermath that you do if a investment project does not perform to original devised plan.

I usually prefer consistency and a pattern but that is just me.  

If someone works 10 hours of overtime per week with 100% consistency, you will arrive at a number that is 100% consistent with overtime income from the last two years.

I just don't want to lose a tenant and then start construction and then try and perform the repair while attempting to relist.

Just take your time and be consistent.
