It is a competitive market right now and doing the above helps ensure that you've done your research and that you have your 'ducks in a row' before you pull the trigger on an investment. 

As far as areas outside of Indy - there are much less competitive markets close-by for sure.If you're looking to get into buy and hold rentals - areas I've been keeping my eye on is 16 Tech and Riverside.

The main two things slowing our growth right now are lack of available skilled tradesmen and material shortages.

GR is a great market though, but it is very competitive.

The lending might be a little harder for you to get because of the lack of experience as well.What I would do if I were you. 

It really sounds like you are trying to maximize the return on this tenant's occupancy by withholding as much of the tenant's security deposit as you possibly can.Making the statement "I know they are lying" given the utter lack of any sort of evidence except an omission from a home inspector's notes...further evidence this industry might not be the right fit for you.

Don't need any surprises due to lack of diligence on my part.
