I think you can ask for your EM back.. hopefully you put it in escrow. it cannot be released without you signing.. so you just say you want it back.. and if they refuse you don't sign.. it becomes a little bit of a Peeing match.. but usually if both sides are adamant then you end up splitting it.. also the company probably does not want their name put out on social media or a bad review on Turnkey-reviews.com  so there is those things.but if a proforma was REALLY that far off then I think you have the right to cancel and get your EM back I know if I was seller and I made that big of boo boo intentional  or not I would gladly return your money and then ask my national PM what gives.

Dan,  We do buy leads,  do email marketing and call calling suing VAs, We also get a lot of leads with a referral program,  social media finally is starting making leads for us, and when I buy a property using an agent, I do not ask for commission I prefer to get the deal rather than the 3% commission,  those happy agent have been giving me deals for years 

Are you say that REAs have social meetings that others can attend?

People from Craigslist and social media tend to come and go after about a month, but people you've met in person or someone you can connect with tend to produce results.

I currently own a small portfolio of rentals that I manage and I have recently been contacted by a 3rd party social service that helps people find and secure rentals for them. 

Some basic guidelines we follow: no carpet in any units; waterproof laminate and vinyl in homes without original hardwood floors; no more than 2 pets in a unit; no "outdoor" animals allowed; all animals must be fixed with shots, housebroken, and well-socialized; animal waste is to be picked up no less than several times per week; ETC.
