Remember: Zillow, Blackrock (or whatever they are called) and other large institutions and funds are not buying up real estate to use as rentals because it is a terrible wealth generator.Every market cycle brings its own set of challenges and this is just another.

Having said that, you never know when an accident will happen, and the contractor may be uninsured or underinsured.If you have insurance, the insurance company pays for the attorney and the legal expenses to defend you, in the event Landlord gets dragged into a lawsuit.
