You're going to earn the deposit by cleaning up a trashed place.  

Or is the slate wiped clean and you start at 0 with the new property?

On one side of the spectrum, if a house legitimately is in good shape and just needs paint and new carpet the seller is probably going to pay an extra $20/sq ft because they know that's only a $5/sq ft make-ready. 

Clean it well after you move out, and then take VERY detailed pictures and a video of the whole unit before you leave.

If they are leaving, this is my inspection to determine what cleaning or repairs may be needed after they move out (either Tenant-caused or just ordinary upkeep).3.

A young, healthy cat with a clean litter box won't piss everywhere, but young cats get old and healthy cats get sick. 

They trashed it on the way out - literally throwing garbage all over the outdoor area and I received a violation from the city and had to spend about $1K to get it cleaned up.I eventually sold the property at a loss about 5-6 months after purchasing it - around mid 2018. 

I also listen to the BP podcast for several hours a day while I clean and maintain the gym and bathrooms. 

Other than that, the other most important piece is your cleaning crew.
