If you burn a section of the counter, or put a hole in the wall, you will be charged X as we have to paint the whole wall/replace the whole counter etc....make it part of your lease moving forward.

There are no legal restrictions, but put yourself in the Realtor's shoes.If you're running all over the place doing multiple showings, burning all sorts of time and gas and the buyer takes a deal from another agent, you would be pretty ticked off.

The general idea is for the tenant to pay as much of the costs as possible without you getting burned if he does not pay.So assuming the tenant has their own meters and nothing is shared with another unit, this is my general logic:The tenant pays for anything that can NOT be attached to the house.
