I just need direction.I know that this is nothing specific and a very general (and probably cookie cutter) introduction - but trust me it is full of emotion and energy.  

You can employ the principals of leverage if you like and boost returns. 

Our $15K injection + sweat equity boosted our equity by $12,500. 

But I'd rather focus my energy where I can get a higher ROI. 

I opted for fewer sensors (less zones) because our lights are all LED so the energy usage is pretty low...and of course more zones equals higher install cost. 

So then the idea of doing a cash out refinance on the existing duplex to get enough money for a 20% down plus rehab money for a second multi-family property as well as around 50k to handle some more updates to the existing duplex and have 30k left over as a repair and CapEx fund boost.

Things like...soap (P&G), food (AWG), clean water, Monster energy drinks, toilets, medicine, coffee, beer, and everything tech related.
