I agree SFH are more risky for investors based on your two points, but we are in a prolonged SFH shortage, and homes are the gold standard of rentals so only the best creditworthy people should be renting them. 

Always paid rent on time, never complained, took great care of the house and yard -- They were landlord gold for me.  

I think you get a LOT more maintenance for not a lot of cashflow, at least for an OOS investor.I think ANY of these rural towns in the midwest can be a gold mine.  

Take a look back at some of the earlier ones even, there is auditory gold there.

In the Alaska Gold Rush people made more money selling the tools and supplies to the Gold Rushers than the Gold Rushers made looking for Gold.

(Russia and China are already trying to get away from it as they've bought up gold in bulk for the past 5 years)****Anyway, agree adding speculation probably doesn't help. 

This is one of the issues with a fiat currency standard, but a gold standard would be worse.   

I purchased one in a little town in the Florida panhandle and it has been a gold mine.
