I was redoing a moldy mess of a bathroom in a 100 year old Victorian house. 

@Sippy Hira You essentially own stock in a trust that owns real estate, not actual real estate.

Over the last 5 years, we've updated the bathrooms, kitchen, new shingles, replaces all inside doors, ran a gas line to the stove, replaces facia and other details costing us approximately $25,000.

The bathrooms share the water lines, but the kitchens are separate water lines. 

New kitchen, paint, new bathrooms, minor repairs to exterior.

Eventually a bathroom, laundry room, and mudroom were added (all downstairs; addition is vinyl-sided exterior).- Full reno needed- New septic needed- Replacing electrical- Replacing plumbing.

Purchasing through VA and will be in it for a year before turning into a LTR, so the renovation process is going to be completed over time mainly by us, however, I'm looking for good contractors for the kitchen and bathrooms and hoping to get some recommendations from the brains trust!

On Nov 1, there was a $235 bill (on top of other bills in hundred over the previous months) for a plumbing issue and now the latest bill for $1260 for doing some major flooring work in the bathroom. 

So I need to sharpen my syndication skills (I am essentially a rookie). 

Commercial/Portfolio (essentially bank specific money) loans may have a 20% down minimum.
