Only small dogs, that I ask them to bring along when they view the property so I can "meet" them, and each one must be listed in the lease (confirm this after they move in), and only in my class A rentals.

For comps i have access to the mls i dont know why or how it happened but, about 2 years ago i rented a home through a realtor and she would email me listings directly off the mls using a hyperlink vs just sending images or screenshots of what she wanted me to see that hyperlink always did and still does log me into fusionmls where i can view homes sold, currenttly on market , homes rented and for rent , etc so hopefully my link to the site works for a while longer , because if i try to access the site from the browser without the link it request for me to login lol , also Ive learned quite a bit from you from reading alot of your post from the past as well!

It is just easier with a partner who is also local who can view the property with me on a regular basis as well as help with purchasing materials, etc.

If you're adding in $2500/year in flood insurance, it has a pretty big impact on what you should pay for the property unless it's in an area where it's compensated by higher rent (eg. ocean view).
