@Lyndsay Zwirlein, arbitrage is one arrangement I have in mind...If I can get them onboard and the #s makes sense.To get them onboard, I anticipate needing to address up front how to minimize the potential issues (caused by guests) and set proper guest expectations for the limits on the use of the surrounding area.

These people will gladly be on call for your tenants, you could have an arrangement, where you pay them each time they have to visit the property for an emergency, maybe $100 a call. 

We are on year 5 of this arrangement, tenant keeps the place in normal condition.

I recommend giving the notice in a very non-threatening manner, hand written on a note card, and politely asking the person to contact you to make arrangements to either vacate or rent the property.

This can help to prevent misunderstandings and ensure that both parties are clear on the terms of the arrangement.
