Hi Account ClosedI would suggest that finding appropriate rental rates is a key first step.  

They may provide wider scope of options (including possibly appropriate residential loans), and work with appropriate legal counsel (I am not an attorney) to make sure that it is structured correctly to satisfy both the needs of the partners and the financial lender (whether it is a bank or a hard money lender).

And if I found an agent on BP that I wanted to work with, what's the appropriate way to go about it.

Every neighborhood in a metro area will be different in it's pricing, and the understanding by different agents in how to price appropriately will be different.
