REI wholesaling newbie

I'm just getting into wholesaling and I don't know what type of properties to look for. I here people say that make money getting rundown houses in the ghetto under contract, does that really work? I work a full time job 40 hours a week and I truly want to pursue wholesale RE full time I read all the books I can find on REI, I attended just about all the webinars on bigger pockets listen to the pod cast and I'm just overall excited about having found something to be passionate about. My question is can I use the contracts on Bigger pockets for wholesaling in Richmond,VA?What are the best properties to target?How do I fill out the purchase and sale contract? How much should I put down in Escrow? Can I make money off the rundown houses? I'm a complete newbie. I'd appreciate any help I can get. Thanks
