I've read stories of people going through heaven and hell to get the contract and pocket maybe upwards of $10K (which is a big profit in this space as I understand it) fully knowing that the investor they sold it to is going to make at least that and probably a multiple of (not that their job is any easier).For all of that work, and assuming it really is the great deal you are marketing to your investor network, I'm wondering why not see the deal all the way through the flip and maximize your upside and the effort you put in?

If you know what percentage a line item should be and it appears out of whack there is a reason for it.The seller has been cutting corners somewhere to make THEIR actual numbers appear better than micro market averages for the area.Also and this applies to other asset classes specifically you will see in retail centers for example the actual numbers average to 14 sq ft but are vintage leases.

The judgments many times are worthless as the tenant filed BK or they are judgment proof ( move to a cash paying job, have horrible credit, income is lower than Federal poverty level so can't garnish, etc.)In your state it sounds like they file and string out so the judge could give judgments because they filed and answer and appeared.

It may be some hard work on your part but it will be easier than handling a claim yourself.Just my opinion.
