There's a rhythm to the contracts, to the inspection negotiations, etc. and you want someone who's done it over and over again.

The deal, prior to inspections, is very solid on paper, in my own opinion (I am from there) and the opinion of a friend who is a top commercial agent in the area.Details:$750,000 PPSeller financing 5.5% (Interest Only for 10 years, total note 30)30% Down **Current NOI is 52kWe could get the NOI to 60k right away with a $50 per unit rent raise as they are underpriced quite a bit at the moment.

I plan on investing in Real Estate some time in the near futureI've been wondering on whether buying a house and paying for a mortgage will be a smarter investment instead of continuing to pay rent at the apartment I'm living in.

My goal in the next year is to move from single families to the multi-family space, and then quickly to the commercial apartment space. If you're willing to chat, meetup for a drink, or let me know about other meetups in the area (San Francisco/East Bay), then hopefully we can meet and exchange information, build partnerships/friendships, and build towards our financial freedom.Cheers.

You have to make the bet that you might do well, break even, or have a big loss.If a buyer has limited funds and net worth they do not need to get sucked in by the potential of high cash flow and landing nice tenants that pay on time and take care of the place with low income type properties.Think of this.Someone buys a piece of junk and hopes the building doesn't fall apart and the tenant pays on time so they can cash flow 200 to 300 a month based on current market rents for that product type.So 2,400 to 3,600 a year if everything goes perfectly with no surprises.

We found out the bank will be doing some inspection work on the property, so we're hoping to get more information on the extent of the remediation needed.
