Personally, I would agree to a schedule with the contractor to understand the week by week goals - therefore you can align payments with the completion of the project.

They should rethink this for acquisition and disposition are seamless and always available inventory and easy to rent and sell.When you add a furnished component, you outsize your gains and have very little maintenance and headache to worry about.

You simply cannot afford to be passive about the lending component of investing in income-producing commercial/investment real estate.

This could be a really lovely way to balance my concerns and stay in alignment with my values, while also protecting my investment.  

Don't try and wait for the stars to align, it will never all be perfect.    

I kind of tried this path years ago, just couldn't get the stars to align with finding a property I'd want to live in as a primary and with in my budget.

But regardless of whether I can actually do a comp on these, some hypotheticals I would like to know are: the buildings are on the same lot so would they HAVE to be sold together?

With the homes being more affordable there, I have found that there is a good amount of properties available with numbers that align with my goals.

Tiffany  Jumped on this lady's website.. question if they have BRRR mentoring in the market place would they not have  vetted contractors the absolute most important component in BRRR hands down.. curious why you would buy something without having a contractor fully vetted up front.
