Finding tenants to occupy rooms in Dallas compared to Nashville.

I am 19 years old looking to move and purchase my first property with an FHA loan as a House Hack. I have many places of interest. Nashville TN and Dallas TX are the 2 main cities I am looking at right now. I have an aunt living in Nashville that is an investor in the local market. I am currently visiting Nashville right now looking at properties. If I were to go the single family route, I don't feel as though I would have much of a hard time renting out rooms in Nashville. I'm wondering if anyone has insight into the difficulty of renting by the room in Dallas? Will it be hard to find tenants to occupy rooms? What are the best neighborhoods/suburbs around Dallas that are affordable but still safe? I'm most likely flying to Dallas within the next couple days to meet with a realtor. With the homes being more affordable there, I have found that there is a good amount of properties available with numbers that align with my goals. Whereas it is a lot harder to find those deals in Nashville (although still possible). Mainly trying to understand the difficulty of finding tenants to occupy rooms in Dallas and what the areas I should stay away from are? Thank you for your time, sending love!
