Most state regulations require a landlord to evict a hold over tenant if they do not leave voluntarily.You should not have agreed to allow them to stay beyond the end of their lease.

I completely agree with @Paolo AgostinelliPittsburgh has pockets where you can pick up properties around $10-$30k and other areas that a $200,000 house needs gutted for resale at $400k+So many opportunities and options.

Additionally, you could charge a penalty fee and take it out of the tenant's deposit if they go against the agreed upon terms.
