Did you have to get the powder post beetles treated before you closed or is that something that can be done after? 

I actually have had to fire a couple of PMs over the years that SAID they can manage Section 8 tenants, but when push came to shove on the vacancies it was all lip service and they managed to do everything they could to not put Section 8 tenants in the units.

As people transition to our area, they book our place to coincide with completing construction, sale/purchase of housing, etc…so, #1 location#2, growth of the economy, influx of jobs, etc#3, don’t laugh…have your house well decorated and take pro pictures to share.  

Each time we get a continuation even with the police report the arrest record, so I reach out section 8 after reading the HAP lease I signed with them and the tenant and was told this is not their problem.

I have found some but I don't think they are active because no one has contacted me after I joined.

So would you recommend I try whole sale?

. - I think the best suggestion to the owner would be a sale leaseback option as a way to incentivize them to think about pulling the trigger sooner. 

Purchase price was like 75K.....after the replat it became worth 200K+........definitely caught my eye

Then after stabilization after upgrades we began to sell (usually in the form similar but different than a RTO)  the homes off to tenants.

I have seen properties up for sale that look like condos but are in hotels.
