Agree with @Joel Owens Plus, since this is a quad, you would qualify for the 3.5% FHA program, if you could occupy it within 60-days of purchase.You didn't indicate what the units currently rent at.

A hidden gem can be accessing the affiliate committees of realtor boards.  

If I had the money i would do their mastery program but its not an option.
