Once you have a pre-approval, your lender can adjust one each time you make an offer so it is tailored to the specific property and so they sellers do not know how much more room you have.

@Christopher Guerriero it sounds like some people have fought assessment values more successfully than others over the years as well as varying degrees of homestead exemptions for previous owners that didn’t get adjusted back when the property changed hands.
