I think the suggestion that you recoup your up front equity (either down payment or cash to close) upon sale and split everything else 50/50 is a reasonable proposal. 

If you want to do a 1031 exchange you want have as much time as you can get before “closing” to start finding your replacement property, and hopefully have it under contract.You’ll a Qualified Intermediary like @Dave Foster to handle the 1031 part, he can chime in with suggestions.

I suggest that you do what I did back then: call every title company in the state and ask if they'll handle this kind of sale.

Since I am targeting on 4 units multifamily with FHA loan, I assume ~75% rental income from addition units can count in.

We either make improvements to the property, add money to the 3 month reserve account if theres any gaps or add it to the cash flow for the year.  

Aside from Facebook groups, local meetups and cash buyer lists on Propstream, does anyone have any suggestions on finding new investors to add to my cash buyer lists?
