I've been loading up on videos on youtube and have been learning a fair amount.

Hey, can anyone recommend any books or youtube channels that teach how to construct an offer and multiple ways to construct them, not only the 70% rule.

Eric, starting while you are young is great....start going to any kind of local real estate meet ups and watch some good online content on youtube.  

In the meantime I am reading and watching YouTube videos to see how I ant to go about acquiring property #2.I’m watching videos on deed flipping, but I’m starting to think I’m better off finding a rural purchase of a property that’s cheap.

Zillow, Trulia, Redfin, etc all use algorithms that are based an area with similar characteristics.
