I think someone did buy it.It's not optimal for retail that much.You run into retail centers in sub optimal locations or design features with layout so they attract the office and warehouse type renter crowd at lower per sq ft rates.

The appraiser was looking at the county assessor web page which showed the property as 1,900 sqft, but it has been added on to since the 1920's, it's a frankenstein house at over 3,300 sqft now.

There are many types of applicants you simply can not consider that are in addition to your normal screening standards.Ontario is a highly tenant friendly jurisdiction.Before you ever even consider investing you need to study the Ontario RTA and LTB web sites.Tenants have a very serious advantage over small investors so being prepared and heavily armed with the knowledge of the law is absolutely mandatory.
