Also, this property is in a trust, are there any issues doing a seller financed deal within a trust?

I also feel like it's a reputable company that I can trust.

Create separate land trusts for each property (in states that recognize land trusts).

If you keep having problems though, I suppose you could find someone you trust (spouse, family member, etc), then deed the property to them.

Probably so many on the market because the market has been hot so many investors are selling high on MLS in hopes of buying low towards the end of the year/2022---just my opinion of course and based off the buzz I hear in these REI streets :)If you're from out of state investing here, I recommend building a strong team that you can trust and are knowledgeable with resources and how to evaluate good deals---my first calls would be to property managers. 

The deed of trust stated if borrower defaults on payment or tax or insurance , lender will foreclose as remedy.
