I'm not able to find anything in the 2% realm, but I also am not a wholesaler or use wholesaler techniques; advertising, sending out letters, etc.  

What are the most common marketing techniques in wholesaling to find motivated sellers?

I am not opposed to listing with an agent I am just curious as to these secret marketing techniques. 

Remember that there are myriad ways to make these deals happen, but you will have to be open to trying new techniques to overcome the roadblocks.A lot of people just stop at 4 properties because the big banks say that's the limit.

Also if you have one of the "pressure point repairs", like mold or asbestos this can be a way of making sure they know and can force them into a disclosure issue where they know all of their offers going forward will be greatly reduced.It may still be a valid technique for an individual seller, but isn't necessarily where I'd start.

After doing about 300 Tenant Placements, and with organization of documents, scanned images of rent/security deposits being so important, we needed a cloud based system tailored towards a property manager/real estate agent. 

There were at least 5 guru's that they would teach for and he had to keep a note up to remind him which name to mention as he talked about "their" techniques.
