If you start off, have a business model, a website and many many listings that are fresh.   

Proximity matters most for basic needs, i.e. a grocery store. - I'm flexible on renovations and could easily plan for a few months of reno before move-in, but my all-in max is around $140k.- For additional context, they've lived most of their lives just above the poverty line.

But they also have plenty of bars & liquor stores which means more college-aged crowds, slightly more trash, and there is certainly more crime. 

This property is outside Indianapolis, so my initial thoughts are renting out to farmers for hay/food storage but would be open to storing almost anything.
