When I'm starting to talk with real estate agents and they ask for more information about me, what should I be providing them?

Greatest advise I could give is tell all of your friends and acquaintances that you, after a lot of thought and consideration, have become a real estate investor.  

Let's talk sometime this week, there are a lot of speedbumps in the process and it might be more beneficial to adjust your strategy.

If you have a lot of units, sure, that makes sense.

This can help you cover your mortgage while you build equity and gain more experience managing multiple tenants and building out better systems and processes if you do decide you want to pursue larger properties. 

Adding a person to the lease does not mean the rate changes but allows you to screen the person; but they are also adding a pet, which may necessitate more deposit and/or pet rent; the vaping is just a reminder for them to tell the child - NO.

The smaller the loan size, the more you should consider paying a few points at closing so you are not looking to do another refi any time soon.
