The front flower beds have some standard bushes in them, or at least they would be standard if they did not have those wire Christmas reindeer planted in the middle of them (bush and ornament are now one).

The bulk of the properties that are above 1.5% (and they come and go) are typically within the Kansas City limits and are usually what I'd call "B-" neighborhoods.Occasionally we have some outside KC in the suburbs, like the one we have right now on East 129 Street in Grandview has a 1.7% R/V ratio ($57,000 turnkey renting for $950/mo).They come and go, especially the ones with higher R/V ratios.Continued success!

I was so excited because I think I bought a good deal - cash flows well, bought under the appraised value, most of the units are recently renovated, new roof, new a/c units, etc...That being said, an hour after closing I was alerted that a child in one of the units suddenly passed away in the middle of the night the night before the property was in my possession.
