if you have 900 dollars on a CC, pay it off. carrying a balance on CCs far outweighs most investment mechanisms (ie if you have 1000 dollars on a cc paying 14% interest and 1000 dollars in a cd making 6% interest, how much are you making?

The mechanics are different, but that's at least partly driven by the need for wholesalers to avoid being an "unlicensed broker".

If, on the other hand, you have a 30 year old home that has been abused and neglected, has original avocado and yellow decor, a chopped up floor plan, outdated mechanical systems, etc, get out your checkbook and prepare for big numbers.Is it possible that some rehabbers can do the same work you are doing for less?

Yes, I have seen the mechanics and nuts and bolts with a team layout to make your dream work.Sometimes 'the mesage' in any experienced guru/coach has to be translated in a way that is unique to you and at the right time where you are ready to absorb it.

The cash flow is yours to do with what you please ... just saying you can use the cash out refinance as a mechanism for managing that cash flow and keep it in the "sweet spot" where you show a loss on paper after subtracting the depreciation expense, but you still put some money in your pocket (or redeployed wherever else) every month before depreciation.
