Perhaps a person wholesaling full time wants to invest in equities with the money in their Roth, and chooses to grow it by doing just one or two deals a year in the account, and is ok in assuming the risks of doing so.

Basically I would allow a lien to be placed on a duplex I own- with about 90-100K in equity, for his security instead of a high down payment and also be putting in my real estate agent commission (about $20K) towards a down.

Listing at comps and paying commissions, closing costs, seller concessions, etc, many times this "cost to sell" is 10% of FMV, and they do not have 10% in equity.10K on 100K20K on 200K30K on 300K2.
